Metal Roof vs Shingles: Which Is Better for East Tennessee Homes?
If you are getting quotes for a new roof in East Tennessee, you have probably been told that metal is the way to go. Or maybe you have heard that shingles are just as good for half the price. The truth is somewhere in between, and the right answer depends on your house, your budget, and how long you plan to stay.
We install both metal roofs and asphalt shingles every week. We do not push one over the other because we make money either way. What we care about is putting the right roof on your house so you do not call us back with problems in five years. Here is what we tell every homeowner who asks.
Cost Difference: What You Are Actually Paying
A standard asphalt shingle roof on a typical East Tennessee home runs between $8,000 and $15,000 depending on the size, pitch, and complexity. That gets you architectural shingles like GAF Timberline or Owens Corning Duration with a manufacturer warranty of 25 to 30 years.
A metal roof on the same house runs between $14,000 and $28,000. The range is wider because metal comes in different styles. Tuff rib panels are on the lower end. Standing seam is at the top. Both are metal, but the installation process and material costs are very different.
So yes, metal costs roughly twice as much upfront. But that is not where the comparison ends.
Lifespan: This Is Where Metal Pulls Ahead
Asphalt shingles in East Tennessee realistically last 18 to 25 years. The manufacturer might say 30, but our humidity, UV exposure, and storm frequency shorten that. We tear off 20-year-old roofs regularly that are completely shot.
Metal roofs last 40 to 60 years with minimal maintenance. Some last longer. The panels do not rot, they do not absorb moisture, and they do not lose granules because there are no granules to lose. The coating can fade slightly over decades, but the structural integrity stays.
If you are 35 years old and plan to stay in your house, a metal roof might be the only roof you ever buy. With shingles, you are looking at two or possibly three replacements over that same period.
Storm Performance in East Tennessee
This is where the conversation gets real for our area. East Tennessee gets hit with severe thunderstorms, straight-line winds, and hail events multiple times per year. Knox County, Anderson County, and Campbell County all see regular storm damage claims.
Asphalt shingles are rated for wind resistance up to 110 or 130 mph depending on the product. That sounds good until you realize that hail is the bigger threat here. A single hailstorm can destroy an asphalt roof that was perfectly fine the day before. The granules get knocked off, the mat gets bruised, and the shingle loses its waterproofing ability. Metal roofs handle hail differently. Tuff rib and standing seam panels can dent from large hail, but denting does not compromise the waterproofing. A dented metal panel still sheds water. A bruised shingle does not. After a major hailstorm, asphalt roofs often need full replacement while metal roofs need cosmetic repair at most.
Wind performance is also better with metal. Properly fastened metal panels resist uplift forces better than individual shingles, which can peel back or blow off entirely when the adhesive seal breaks.

Metal roofs reflect solar radiation instead of absorbing it. In an East Tennessee summer where temperatures hit 90-plus degrees for weeks at a time, this matters. A metal roof can reduce cooling costs by 10 to 25 percent compared to dark asphalt shingles.
The difference is more noticeable on homes with poor attic insulation or inadequate ventilation. If your house already has spray foam insulation and powered attic fans, the savings are smaller. But for the average home in Knoxville, Farragut, or Powell, a metal roof noticeably reduces the air conditioning workload.
Asphalt shingles absorb heat and radiate it into your attic. Even with ridge vents and soffit vents, the attic temperature in a shingle-roofed home can exceed 150 degrees in July. Metal roofs keep that number significantly lower.

Your HOA restricts metal. Some neighborhoods in Farragut and West Knoxville have HOA covenants that limit roofing materials or require specific colors. Check before you commit.
You have a complex roof with many valleys and dormers. Metal installation on complex roof lines costs significantly more and requires experienced installers. Shingles handle complex geometry more cost-effectively.
When Metal Is the Clear Winner
If you plan to stay in your home long-term, metal is almost always the better investment. The math works out when you factor in one replacement versus two or three, lower insurance premiums, reduced energy costs, and near-zero maintenance.
